Maharashtra Clears 28-Acre Affordable Housing Township In Borivali West

A large-scale affordable housing project has been approved in Borivali West, where an integrated township for low-income families will be developed over 28.84 acres spanning Shimpoli and mainland Gorai. The clearance has been granted by the Maharashtra government, with the project expected to be completed within a three- to four-year timeframe. It has been described as the first integrated township in a metro city in Maharashtra to be undertaken under the Pradhan Mantri Awas Yojana-Urban.

The proposal was submitted to Chief Minister Devendra Fadnavis by officials from Maharashtra Housing Development Corporation, following which approval was accorded. The identified land parcels are currently owned by government-linked telecom firms. The Gorai land belongs to Bharat Sanchar Nigam Limited, while the Shimpoli plot is held by Mahanagar Telephone Nigam Limited. The transfer of these parcels to MahaHousing has been sanctioned at Ready Reckoner rates, with the overall project cost estimated at Rs 729 crore.

The township is intended for economically weaker sections and low-income groups, aiming to enhance the availability of affordable housing in Mumbai’s western suburbs. It also aligns with broader efforts to expand access to urban housing through centrally supported schemes, positioning the development as a policy-driven initiative rather than a standalone construction project.

Planned amenities include a school, hospital, playground, cultural centre, and commercial spaces. A skill development centre will also be established to support employment-oriented training. These features are designed to create a self-sufficient residential community, improving overall living standards alongside housing access.

Each housing unit is expected to measure around 450 square feet and will be priced affordably for target beneficiaries. The project is also likely to benefit from upcoming infrastructure, including nearby metro stations and the proposed Versova–Dahisar coastal road.

Expedited execution has been emphasised, with MahaHousing Managing Director Tryambak Kasar stating that directions have been issued to fast-track land transfer from BSNL and MTNL. A ground-breaking ceremony is anticipated within the next two to three months.
