The Maharashtra Real Estate Regulatory Authority approved 10,379 housing projects in FY2025–26, highlighting sustained growth in Maharashtra’s real estate sector alongside tighter regulatory oversight.
According to official data, 4,204 projects were newly registered during the year, while 2,488 projects underwent corrections. In addition, 3,687 projects received timeline extensions after developers submitted revised plans, as required under the Real Estate (Regulation and Development) Act, 2016.
Officials said the approvals are expected to strengthen housing supply while safeguarding homebuyers’ interests through stricter compliance norms. Under the law, developers must declare project completion timelines at the time of registration, and delays without prior approval can lead to projects being marked as “lapsed.”
Region-wise, the Mumbai Metropolitan Region (MMR) accounted for the highest number of approvals at 5,494 projects, followed by Pune with 3,566. Vidarbha recorded 563 projects, Khandesh 520, and Marathwada 203.
At the district level, Pune led with 3,150 projects, followed by Thane (1,714) and Mumbai Suburban (1,696). Raigad, Palghar, Nagpur and Nashik also saw notable activity.
MahaRERA said all projects undergo rigorous legal, technical and financial scrutiny to ensure transparency and timely completion.
