Vivek Mohanani says Mumbai’s iconic Linking Road corridor is witnessing renewed interest from commercial real estate developers as redevelopment opportunities and mixed-use projects begin reshaping one of the city’s most prominent retail destinations.
Stretching nearly four kilometres across Bandra, Khar and Santacruz, Linking Road has historically been recognised for its vibrant street shopping culture and steady consumer footfall. However, in recent years, the corridor has gradually evolved into a high-value commercial micro-market supported by strategic location advantages, redevelopment prospects and strong urban connectivity.
The corridor benefits from close proximity to affluent residential neighbourhoods in Mumbai’s western suburbs while also offering seamless access to the Bandra-Kurla Complex (BKC), one of the city’s leading commercial and business hubs. This combination enables developers and retailers to cater to both high-income residents and a large office-going population, sustaining demand for retail and commercial real estate.
Unlike traditional single-use retail districts, Linking Road functions as a layered commercial ecosystem where street vendors, organised retail outlets, premium brands and food and beverage establishments coexist. Industry experts believe this mix supports year-round commercial activity and strengthens leasing potential for developers pursuing diversified commercial projects.
A considerable share of the buildings along the corridor comprises ageing low-rise structures developed during earlier phases of Mumbai’s urban expansion. These properties are increasingly emerging as prime redevelopment candidates as developers look to optimise land utilisation and modernise ageing assets in established locations rather than expand into untested markets.
Developers are now focusing on vertically integrated mixed-use formats combining retail spaces at lower levels with offices, co-working spaces and commercial establishments on upper floors. Such projects help maximise revenue generation in a market characterised by high land values and limited development opportunities.
Infrastructure upgrades and improving transit connectivity are also supporting the corridor’s transformation. Linking Road already enjoys access to suburban rail services and key arterial roads, while ongoing transport improvements are expected to further strengthen accessibility.
According to Mohanani, the changing landscape of Linking Road reflects a broader trend across Mumbai, where established urban corridors are increasingly being redeveloped into high-density mixed-use commercial destinations designed to accommodate evolving business and consumer demands.
