Karan Bahl On Building Luxury Homes Around Nature, Not Over It

As luxury housing preferences evolve, a growing number of affluent buyers are prioritising privacy, wellness, sustainability and access to nature alongside traditional markers of premium living. This shift is becoming increasingly visible in emerging real estate destinations around the Mumbai 3.0 corridor and the NAINA region, where developers are exploring low-density projects designed around environmental sensitivity and long-term liveability.

Karan Bahl, Founder and Director of Ascenta, outlined the vision behind Basalt Hills, a luxury estate in Khalapur that has been planned to integrate with the site’s natural landscape rather than significantly alter it. According to Bahl, demand is steadily moving away from high-density developments toward communities that offer open spaces, exclusivity and lifestyle-focused living.

At Basalt Hills, existing natural features such as basalt formations, streams and green cover have been incorporated into the project’s design. The developer has also adopted measures to reuse excavated basalt rock within the development for pathways, retaining walls and landscape elements, reducing construction waste and dependence on external materials.

Bahl noted that sustainability is becoming an increasingly important factor in purchase decisions. Buyers are now seeking homes that improve energy efficiency, reduce environmental impact and support healthier lifestyles, while also offering long-term cost benefits.

The project is being developed against the backdrop of major infrastructure investments in the region, including the upcoming Navi Mumbai International Airport and planned development within the NAINA zone. Bahl said these growth corridors present an opportunity to implement responsible planning practices from the outset.

Beyond environmental considerations, Basalt Hills aims to offer what the company describes as a curated living experience, combining nature-oriented design with managed services and resort-style amenities.

Drawing lessons from mature second-home destinations such as Lonavala and Alibaug, Ascenta is focusing on low-density planning, infrastructure quality and preservation of natural surroundings. The company believes that balancing development with environmental stewardship will be critical to shaping sustainable and resilient communities as the region continues to grow.
