MHADA Moves Ahead With Redevelopment Plans For Ram Krishna Nagar In Khar & Old MHB Colony In Borivali

The Maharashtra Housing and Area Development Authority (MHADA) has initiated the redevelopment process for two of its ageing housing layouts—Ram Krishna Nagar in Khar and the Old MHB Colony on Gorai Road in Borivali. Proposals for both projects have been submitted to the Maharashtra government, following which the process of appointing a redevelopment agency through a tender will begin.

Both colonies are around 50 years old and have witnessed limited upgrades over the decades. The redevelopment is proposed under the Construction and Development Agency (C&DA) model, under which the selected developer will undertake comprehensive redevelopment, including upgrades to infrastructure, public amenities, and open spaces. In return, MHADA will receive either constructed units or a land premium, while the developer will be allowed to utilise the remaining development potential commercially.

The Old MHB Colony in Borivali spans around 1,03,405 square metres and comprises nearly 20 residential buildings with about 1,727 apartments ranging from 225 sq ft to 450 sq ft. Residents have long demanded redevelopment due to the deteriorating condition of the buildings.

“There was a slab fall in one of the homes today, which fortunately did not lead to any injuries,” said resident Gopal Sawant. “Leaks are in every building, so everyone wants redevelopment.”

A resident’s representative, Manoj, said repairs have become a recurring necessity. “Every three years, the buildings undergo repairs.”

He added that residents are hopeful the redevelopment process moves forward swiftly. “Our main priority is that redevelopment happens quickly, within the next 3 to 3.5 years.”

The colony’s redevelopment has remained stalled for nearly 15 years after an earlier proposal involving SBM Realtors failed to progress and entered arbitration.

Meanwhile, Ram Krishna Nagar, located near Khar railway station, covers about 25,234 square metres and comprises 17 buildings with 234 apartments measuring between 387 sq ft and 507 sq ft. Under the proposed redevelopment, residents are expected to receive homes ranging from 882 sq ft to 1,120 sq ft.

According to MHADA officials, the proposals were submitted to the state government in May and are awaiting approval. Once clearance is received, a developer will be selected through a competitive bidding process. The projects are expected to be undertaken under Regulation 33(5) or 33(9) of the Development Control and Promotion Regulations (DCPR), 2034, with an FSI of around 4, along with additional fungible FSI.

The two projects add to MHADA’s growing redevelopment pipeline, which already includes Motilal Nagar in Goregaon, GTB Nagar in Sion, BDD Chawls and PMGP Colony, as the authority continues to modernise ageing housing colonies across Mumbai.
