Motilal Nagar Redevelopment Proposal Under Review As Authorities Flag Planning & Infrastructure Gaps

The proposed redevelopment of Motilal Nagar in Goregaon West has come under closer examination after authorities identified several shortcomings in the project proposal, directing the project proponent to revise the redevelopment plan before it can move further in the approval process.

According to information available from multiple reports, the observations relate to key planning and infrastructure aspects, including traffic management, internal road layouts, open spaces, civic amenities and overall compliance with applicable urban planning regulations. Officials have sought additional technical details and modifications to ensure the large-scale redevelopment is planned sustainably and efficiently.

Authorities have instructed the project proponent to submit revised drawings along with supporting technical studies and clarifications addressing the identified issues. The proposal will undergo another round of scrutiny once the updated submissions are received, after which the project’s compliance with planning and regulatory norms will be reassessed before any further approvals are considered.

The Motilal Nagar redevelopment is among Mumbai’s largest urban renewal initiatives, spanning nearly 143 acres in Goregaon West. The project covers the redevelopment of Motilal Nagar I, II and III, to rehabilitate existing residents while creating modern housing, commercial spaces and upgraded civic infrastructure.

The redevelopment is being implemented by the Maharashtra Housing and Area Development Authority (MHADA) under the Construction and Development Agency (C&DA) model. The project is expected to replace ageing residential buildings with a modern integrated township featuring improved infrastructure, enhanced public amenities, better road connectivity and upgraded community facilities.

Officials have maintained that while the redevelopment remains an important urban renewal initiative, all planning observations and technical deficiencies must be adequately addressed before the proposal advances to the next stage of approvals. They said the review process is intended to ensure that the project complies with statutory planning requirements while supporting long-term urban development objectives.

Once completed, the redevelopment is expected to transform Motilal Nagar into a modern mixed-use neighbourhood with improved housing, enhanced mobility and upgraded civic infrastructure, benefiting thousands of residents in the area.
