Prashant Khandelwal Explains Why Mumbai’s Quiet Residential Enclaves Are Becoming Redevelopment Hotspots

Mumbai’s real estate landscape is undergoing a major transformation, with redevelopment becoming a key driver of residential growth as the availability of vacant land continues to shrink. According to industry experts, established neighbourhoods with strong infrastructure and community appeal are increasingly attracting both developers and homebuyers.

Data from Knight Frank India shows that Mumbai currently has 1,094 redevelopment agreements spanning nearly 432 acres, with over 70% concentrated in the city’s western suburbs. This reflects the growing importance of redevelopment in creating new housing supply while maximising existing urban infrastructure.

Prashant Khandelwal, Joint Secretary of CREDAI MCHI and Director & CEO of Agami Realty, said the shift is also being driven by evolving buyer preferences. He noted that luxury homebuyers today prioritise established neighbourhoods offering quality of life, connectivity, community living and mature social infrastructure over newer locations.

Neighbourhoods such as Kalanagar exemplify this trend. Unlike organically developed localities, Kalanagar features wider internal roads, planned layouts and generous open spaces, making it well-suited for modern redevelopment while retaining its original character. Its strategic location near the Western Express Highway, Bandra-Kurla Complex (BKC), Mumbai airport and upcoming Metro corridors has further strengthened residential demand.

The locality also benefits from a rich cultural and sporting legacy. Home to the MIG Cricket Club and envisioned by noted artist V. N. Adarkar, Kalanagar has developed a distinct identity that continues to attract multi-generational families.

Experts believe redevelopment offers an opportunity to replace ageing buildings with modern, sustainable residences while preserving the neighbourhood’s character. As Mumbai continues to grow vertically, established residential enclaves with strong connectivity, social infrastructure and enduring community value are expected to remain at the forefront of the city’s redevelopment-led housing market.
