DLF is preparing to take up its next project in Mumbai after gaining confidence from the response to its debut development in the city. The company had initially viewed its Mumbai entry as a “dipping toes into the water” exercise, but its experience has strengthened its outlook on the market, according to Ashok Tyagi, Managing Director, DLF Limited.
Tyagi said the company is on course to launch another project in Mumbai “definitely within this fiscal year, possibly even within the calendar year”. He added that Mumbai remains an important part of DLF’s medium- and long-term growth plans, although the developer intends to be highly selective while evaluating opportunities.
“We should hopefully be coming up with a follow-through of that launch definitely within this fiscal year, possibly even within the calendar year. I think that is on track. Overall, the way the stars are aligning around that development, we believe it has the potential to be more than 5 million square feet development over the next few years. That will be a sizable development in itself,” he said at the company’s recent investors’ call.
Tyagi said DLF is also examining other opportunities in Mumbai and will consider projects where it believes its involvement can create significant value.
“We are alive to other possibilities in Mumbai. We have looked at some, we are exploring some as we speak, and if there’s something interesting that does come up, we’ll obviously report it. This project was supposed to be a dipping toes into water project for us,” he said.
He added that the company is now “enthused and more confident about being able to work out in Mumbai”, while reiterating that DLF will remain “very, very selective” about future developments. “In that sense, Mumbai continues to be a part of our medium and long-term strategy.”
DLF is also evaluating luxury and ultra-luxury housing opportunities and land parcels in the city. Aakash Ohri, MD of DLF Homes Developers, had earlier described Mumbai as “serious business” for the company.
DLF announced its re-entry into Mumbai in July 2023 with The Westpark in Andheri West, developed in partnership with the Trident Group under the SRA scheme. Phase 1, comprising four towers spread across around 9 lakh sq ft, was launched on July 17, 2025, and sold out within days, generating bookings of approximately Rs 2,300 crore.
Spread across 10 acres, The Westpark will include 3 BHK and larger homes ranging from 1,125 sq ft to 2,500 sq ft.
