Thane Civic Body Plans Dedicated Company To Accelerate Cluster Redevelopment

The Thane Municipal Corporation (TMC) has decided to establish a dedicated company to fast-track the redevelopment of old, dilapidated and unauthorised buildings under the city’s cluster redevelopment scheme.

The proposed entity is aimed at giving fresh impetus to the long-delayed programme and creating a more streamlined mechanism for implementing redevelopment projects across Thane. The company is expected to coordinate with residents, landowners, developers and various government agencies involved in the redevelopment process.

Thane’s cluster redevelopment model seeks to replace ageing and unsafe structures with planned residential and commercial developments while simultaneously improving roads, utilities and other civic infrastructure in densely populated neighbourhoods.

Several parts of the city have already been identified for redevelopment under the cluster model. However, progress on many projects has been affected by challenges involving land ownership, obtaining residents’ consent, regulatory approvals and coordination between multiple authorities.

The formation of a separate company is expected to create a dedicated institutional framework for addressing these issues and improving coordination among stakeholders. By bringing different aspects of the redevelopment process under one mechanism, the civic body hopes to reduce administrative bottlenecks and accelerate project implementation.

The initiative also carries significance from a safety perspective. A substantial number of residents continue to live in ageing buildings, some of which have deteriorated over the years. Cluster redevelopment is intended to provide these residents with safer and better-planned housing while upgrading the surrounding neighbourhood infrastructure.

Under the proposed model, residents are expected to receive new homes along with improved roads, civic amenities and other essential facilities. The larger objective is to undertake redevelopment at the neighbourhood level instead of treating individual buildings as isolated projects.

The TMC will now work on the proposed company’s organisational structure, responsibilities and operating framework before proceeding with its formal establishment. The move is expected to revive stalled projects and offer a more coordinated approach to Thane’s long-pending cluster redevelopment programme.
