Mumbai’s residential real estate market continues to demonstrate resilience amid geopolitical uncertainty and increasing construction expenses, with the affordable-luxury segment maintaining healthy demand, according to Raymond Realty Chairman Gautam Singhania.
Singhania, speaking to the Real Estate Correspondent, said the super-luxury housing segment has been facing greater pressure, while the market category targeted by Raymond Realty has remained comparatively stable.
Affordable-Luxury Segment Holds Ground
The ongoing US-Iran conflict has added to economic uncertainty and has also contributed to concerns over construction costs. According to Singhania, however, the duration and long-term implications of the conflict remain difficult to determine.
Despite these external challenges, demand for better-quality homes at relatively accessible luxury price points continues to remain strong in Mumbai. The segment is supported largely by end-users seeking upgraded lifestyles, improved amenities and well-connected locations without entering the ultra-luxury category.
Super-Luxury Market Faces Greater Pressure
The impact of economic uncertainty is more apparent in the city’s super-luxury housing segment. Buyers of high-value properties are generally more sensitive to shifts in economic conditions, investment sentiment and financial uncertainty. As a result, some prospective purchasers may defer large-ticket property decisions.
In comparison, affordable-luxury housing caters to a broader base of genuine homebuyers, helping the segment maintain relatively steady demand.
Rising Construction Costs Remain a Challenge
Increasing construction costs continue to pose a significant challenge for developers. Higher prices of materials and other inputs can affect project viability and may eventually put upward pressure on property prices.
Developers therefore need to strike a balance between rising development expenses and the purchasing capacity of homebuyers. Buyers, meanwhile, are increasingly evaluating properties on factors beyond the headline price, including construction quality, location, amenities and long-term value.
Buyers Focus on Value
Mumbai’s current housing market indicates that demand for luxury living does not necessarily depend on ultra-premium properties. Affordable-luxury projects offering strong connectivity, quality amenities and established developers are continuing to attract buyers.
With infrastructure development reshaping several parts of Mumbai, homebuyers are likely to remain selective and compare projects based on location, developer credibility, construction standards, completion schedules, maintenance expenses and future resale prospects.
The resilience of the affordable-luxury segment suggests that Mumbai buyers continue to prioritise a combination of lifestyle, convenience and financial practicality when making property decisions.
