House of Hiranandani has leased approximately 2.72 lakh sq ft of Grade-A office space to Accenture Solutions Pvt Ltd at its commercial development in Thane, marking one of the larger office leasing transactions in the Mumbai Metropolitan Region (MMR) this year.
According to sources, the agreement was recently registered and involves office space at Centaurus, a commercial tower within the Hiranandani Estate township. Accenture has taken the premises on a 10-year lease at a monthly rent of around Rs 1.9 crore.
Over the full lease period, the transaction is expected to generate nearly Rs 269 crore in rental income for House of Hiranandani.
Real estate consultancy JLL India facilitated the transaction. A spokesperson for House of Hiranandani declined to comment on the deal.
Centaurus Strengthens Thane’s Office Market
The 21-storey Centaurus commercial tower has a built-up area of approximately 1.9 million sq ft and forms part of the 375-acre Hiranandani Estate township.
The commercial campus already houses several prominent corporate occupiers, including Tata Consultancy Services, BNP Paribas, IDFC First Bank, ICICI Bank, Bayer CropScience and WeWork, reinforcing Thane’s growing importance as an alternative office destination within the MMR.
The latest lease highlights continued demand for large, high-quality office spaces from multinational companies and technology-led businesses looking to expand beyond Mumbai’s traditional commercial districts.
Mumbai Office Leasing Continues to Grow
The transaction comes despite a broader moderation in office leasing across major Indian cities. According to JLL data, gross office leasing across seven key markets declined by 4% to 37.90 million sq. ft. during January-June, compared with 39.45 million sq ft during the corresponding period a year earlier.
Mumbai, however, recorded stronger activity during the period. Office leasing in the city increased 18% to 5.88 million sq ft, up from 4.99 million sq ft in the first half of the previous year.
The performance indicates that demand for commercial space remains resilient in Mumbai and its wider metropolitan region, particularly for Grade-A developments with strong connectivity and integrated amenities.
Hiranandani Expands Commercial Footprint
Mumbai-based House of Hiranandani, founded by Surendra Hiranandani, has projects across Mumbai, Thane, Chennai, Bengaluru and Hyderabad and has delivered more than 51 million sq ft of development to date.
The Accenture lease adds to Thane’s growing portfolio of large corporate occupiers and further strengthens the case for the MMR suburb as a major commercial office market.
With large developments such as Hiranandani Estate offering substantial Grade-A office inventory alongside residential and social infrastructure, Thane is increasingly emerging as an important destination for companies seeking scale, accessibility and long-term workplace solutions outside Mumbai’s core business districts.
