Tata AIA Life Insurance Company Limited has leased nearly 98,671 sq. ft. of office space at Centaurus, Hiranandani Estate in Thane, for a monthly rent of approximately Rs 67.1 lakh, according to property data analytics firm CRE Matrix.
The transaction adds to the growing number of large corporate office deals in Thane, which has increasingly emerged as an alternative commercial destination for companies seeking substantial Grade-A workspace outside Mumbai’s traditional business districts.
The lease was registered on July 31, 2026, with Roma Builders Private Limited as the lessor and Tata AIA Life Insurance Company Limited as the lessee. The premises are located on the 15th floor of Centaurus, a major commercial development within the Hiranandani Estate township on Ghodbunder Road.
Lease Details
According to transaction data, Tata AIA will pay a rental rate of around Rs 68 per sq ft, translating into a monthly rent of Rs 67,09,634 for the chargeable area of 98,671.09 sq ft.
The agreement has a tenure of nine years and 11 months, giving the company a long-term presence within the commercial project.
The lease also includes a security deposit of around Rs 6.71 crore, equivalent to approximately 10 months of the agreed monthly rental. In addition, the transaction provides Tata AIA with 100 car parking spaces.
Thane’s Commercial Market Gains Momentum
The latest transaction highlights the strengthening position of Thane as a corporate office market. The area has attracted major developers and occupiers as connectivity improves and several large infrastructure projects advance.
Among the projects expected to influence the district’s future mobility is the Thane-Borivali Twin Tunnel, being developed by the Mumbai Metropolitan Region Development Authority (MMRDA). The project is expected to establish a faster east-west road connection between Thane and Mumbai’s western suburbs and significantly reduce travel time.
Other road, rail and urban infrastructure initiatives are also expected to improve accessibility across Thane and the wider Mumbai Metropolitan Region.
The shift of large occupiers towards Thane is being supported by the availability of sizeable office developments, integrated townships and comparatively expansive commercial campuses.
With companies increasingly looking beyond established Mumbai business districts, transactions such as Tata AIA’s long-term lease indicate continued demand for large-format office space in Thane. The deal also reinforces Hiranandani Estate’s position as an important corporate destination within the MMR’s expanding commercial landscape.
