Shah Rukh Khan has offered fans a glimpse into the ongoing renovation of Mannat, his iconic sea-facing residence in Bandra, Mumbai. During a recent #AskSRK interaction on X, the actor revealed that a new gallery is being created at the property, where he hopes to continue his tradition of greeting fans.
The renovation had previously prevented Khan from appearing on Mannat’s famous balcony during his 60th birthday celebrations. The actor had apologised to fans at the time, citing security concerns.
Responding to a fan who asked whether he planned to sell the house if he no longer intended to appear on the balcony, Shah Rukh said, “Ab new gallery bana raha hoon na so aur bhi chamkunga [I am building a new gallery, so I will shine even more from there]… on the new gallery. Also, hopefully, I will have some handle to hold on to!!!”
Rear Section to Get Additional Floors
Further details about the renovation have emerged from producer and developer Anand Pandit, who said he is currently involved in work connected to two of Shah Rukh Khan’s properties.
Speaking on Ravi Kewalramani’s podcast, Pandit said, “I got very good clients in that project. Hrithik Roshan bought two floors, Rakesh Roshan bought three, and Ajay Devgn also bought a floor. It became an iconic project at that time.”
He added that his clientele largely consists of celebrities and revealed that construction work is underway at Mannat.
“We’re adding a few floors to the rear portion of Mannat,” Anand Pandit shared, adding, “When we were building it, I had no idea. Although Shah Rukh sir did tell me about it once, he didn’t mention the name of the building.”
From ₹18 Crore Purchase to Mumbai Landmark
Shah Rukh Khan had dreamt of owning Mannat after arriving in Mumbai and eventually purchased the property in 2001, reportedly for Rs 18 crore. The heritage bungalow, previously owned by Gujarati businessman Nariman Dubash, has since become one of the city’s most recognisable celebrity residences.
The property is now reportedly valued at around Rs 300 crore, reflecting the dramatic rise in Mumbai’s premium real estate values over the years.
Khan has previously spoken about the challenges involved in acquiring the home and described the process as something he achieved “with lots and lots of pain.”
“Borrowing money and doing lots of ads. Lots of weddings and shows, inane ones, most of them. But it’s nice to have bought it. To have a roof over my head, not to worry about my children’s future. I have never had a house. Being from Delhi, everybody lived in a bungalow. I didn’t think it was a big deal. I didn’t realise in Mumbai, normally people live in apartments and they are very expensive. So yeah, it took me five to six years of taking advances from people and working for them at much lower rates to buy this house for myself,” he added.
A New Chapter for Mannat
The renovation is expected to add new spaces while retaining the identity of the landmark residence. The planned gallery could also become the latest setting for Khan’s long-standing interaction with fans gathered outside Mannat.
