Andheri Emerges As New Luxury Housing Hub On Redevelopment Wave

The changing profile of Andheri is increasingly visible in its residential supply

Andheri is undergoing a significant transformation as redevelopment, improved connectivity and the growing presence of major real estate developers push the established western suburb towards larger and more premium homes.

Long recognised for its strategic location, Andheri has traditionally attracted professionals because of its access to the airport, business districts and major transport networks. Its proximity to BKC, Powai, Goregaon and key road corridors, along with expanding Metro connectivity, is now strengthening its appeal among affluent homebuyers.

The shift is increasingly evident in the residential projects coming up across the locality. Older properties are being redeveloped into larger, amenity-rich residences, while new developments are being positioned at higher price points. The entry of prominent developers has further reinforced Andheri’s emergence as a premium residential market.

DLF’s launch of The Westpark marked the company’s entry into Mumbai’s residential sector and highlighted the demand for large-format homes in the western suburbs. Other developers, including Oberoi Realty, Godrej Properties, Kalpataru and Runwal, have also expanded their presence across Mumbai’s suburban markets.

PropEquity data indicates that Andheri’s redevelopment activity has accelerated sharply. Annual supply rose from around 400 units in 2020 to nearly 1,850 in 2025, while launch area expanded to approximately 1.7 million sq ft.
