Actors Shakti Kapoor and Shraddha Kapoor have leased a furnished 1,050 sq ft apartment in Mumbai’s Mahalaxmi area to Akshat Khetan for a monthly rent of Rs 2.5 lakh, according to a registered leave and licence agreement accessed by CRE Matrix.
The apartment is located on the third floor of Piramal Mahalaxmi South Tower and was registered under the agreement on June 26, 2026. The 36-month lease began on July 1, 2026, and will remain in effect until June 30, 2029.
Under the terms, the monthly rent is Rs 2.5 lakh during the first year. It will rise by 5% annually, reaching Rs 2.625 lakh in the second year and approximately Rs 2.756 lakh during the final year. Over the entire lease period, the property is expected to generate around Rs 94.58 lakh in rental income.
The tenant has also provided an interest-free refundable security deposit of Rs 7.5 lakh.
The residence, situated on G B Sakpal Marg and San Guruji Marg in Mahalaxmi East, is fully furnished. The listed amenities include sofas, chairs, cupboards, four air-conditioners, a refrigerator, washing machine, water purifier, gas stove, hob, chimney, dining table and other household furniture and appliances.
According to the agreement, the apartment can be used exclusively for residential purposes. It includes a 12-month lock-in period, after which either party can terminate the lease by giving 30 days’ written notice, subject to the contractual conditions.
Shakti and Shraddha Kapoor will be responsible for maintenance charges, taxes, levies, assessments and non-occupancy charges associated with the property. Electricity expenses will be paid separately by the tenant based on consumption.
The latest lease follows the father-daughter duo’s purchase of another 1,042.73 sq ft apartment in the same Piramal Mahalaxmi South Tower for Rs 6.24 crore in January 2025.
Shraddha Kapoor also has a separate rental association with Mumbai’s Juhu area. In October 2024, she leased a 3,928.86 sq ft apartment in Prime Beach for Rs 6 lakh per month, along with four parking spaces. The lease was renewed in February 2026 for another year at the same starting monthly rent.
