Bandra Bay’s Grand Makeover: Godrej & BMC Team Up For New Waterfront Promenade

Godrej Properties has joined hands with the Brihanmumbai Municipal Corporation (BMC) and RC Group to develop the first phase of a new public waterfront promenade at Bandra Bay in Mumbai, marking an effort to improve recreational and community infrastructure along the city’s western waterfront.

The first phase of the project will feature a landscaped promenade with a dedicated bayside walking track, green lawns and a community-oriented lifestyle hub. A second phase is planned to add a mini golf course and active sports facilities, expanding the recreational offerings at the waterfront.

The initiative forms part of the BMC’s broader plans to transform underutilised waterfront areas around Bandra Reclamation and create more accessible public spaces for residents and visitors. The proposed development is expected to combine landscaping, recreation and community-use facilities while adding to the area’s public realm.

The project comes as Bandra and its surrounding neighbourhoods continue to attract significant real estate investment. The Bandra Reclamation and Bandra West catchment has emerged as a prominent premium housing market, supported by connectivity to the Bandra-Kurla Complex (BKC) and major infrastructure projects such as the Mumbai Coastal Road.

Godrej Properties has also recorded strong residential sales momentum. Its sales booking value rose 22% year-on-year to a record Rs 8,651 crore in Q1 FY27, compared with Rs 7,082 crore in the corresponding period a year earlier. Customer collections increased 18% to Rs 4,348 crore.

However, consolidated net profit declined 42% year-on-year to Rs 349.38 crore from Rs 598.40 crore in Q1 FY26, primarily due to lower non-operating income.

The company is also involved in major redevelopment activity in Mumbai. Its Nargis Dutt Nagar redevelopment project in Bandra is estimated to have a revenue potential of around Rs 10,000 crore.

The Bandra Bay initiative highlights the growing role of public-private partnerships in developing civic and recreational infrastructure around Mumbai’s premium residential districts. By introducing landscaped open spaces and leisure facilities, the project is expected to enhance the waterfront’s usability and contribute to the wider transformation of the Bandra Reclamation area.
