The project will comprise 10 towers with 350 sq ft homes for eligible residents, along with 1,379 commercial and industrial units, with handovers scheduled in phases until August 2030.
Construction of 10,432 rehabilitation homes for eligible Dharavi residents has begun at a 22-acre railway land parcel in Matunga, marking a key step in the Dharavi Redevelopment Project.
Pranav Adani, Director of Adani Enterprises, performed the bhoomi poojan on Monday, October 12, to mark the start of construction. The project is being implemented by Adani Navbharat Developers Pvt Ltd (ANDPL), a special purpose vehicle established for the redevelopment.
The project will comprise 10 towers housing 10,432 rehabilitation apartments and 1,379 commercial and industrial units. Under the in-situ rehabilitation scheme, eligible residents will receive homes measuring 350 sq ft.
First Five Towers Scheduled For Handover By March 2029
The 10 towers will be handed over in three phases to the Dharavi Redevelopment Project and Slum Rehabilitation Authority (DRP/SRA) under the Maharashtra government.
The first five towers are scheduled for handover by March 2029, followed by two towers by August 2029. The remaining three towers are expected to be handed over by August 2030.
Residents from Sectors 6 and 1 will be among the first to receive homes at Matunga, followed by nearly 4,500 apartments for other eligible Dharavi residents on a priority basis.
Towers To Have Community Facilities And Dedicated Fire Lifts
Each tower will have 37 to 39 storeys, with 10 to 12 passenger elevators and two dedicated fire elevators. Two additional elevators will serve the commercial and industrial units.
The planned amenities include a kindergarten, community hall, podium gardens, seating areas, society offices and places of worship.
Ten per cent of the commercial space in each rehabilitation building will be reserved to generate revenue for maintaining common infrastructure. ANDPL will maintain the buildings and shared infrastructure for 10 years after handover.
Project Follows Opening Of Dharavi Experience Centre
The construction ceremony follows the inauguration of the Dharavi Experience Centre by Maharashtra Chief Minister Devendra Fadnavis on Gandhi Jayanti.
Spread across 22,500 sq ft, the centre offers residents a preview of the proposed redevelopment through life-size sample homes, a 3D walkthrough and interactive displays covering housing, workplaces, amenities, transport and open spaces.
Dharavi is home to more than one million people and has a large informal economy, including small-scale manufacturing and commercial enterprises. The redevelopment aims to improve housing and civic infrastructure while accommodating eligible residents and supporting local livelihoods.
