Mumbai Homebuyers Debate Best Areas For A 3 BHK With A Rs 6 Crore Budget

A Mumbai homebuyer’s search for a three-bedroom apartment within a Rs 6 crore budget has sparked a discussion on Reddit, with users debating property prices, apartment sizes and neighbourhoods offering better value.

The post, titled ‘Best neighbourhood for buying a 3BHK worth 6CR’, appeared on Wednesday in the r/mumbai subreddit. The prospective buyer, who had lived in Mumbai’s suburbs for five years, sought recommendations for a home measuring at least 1,800 square feet, while expressing a preference for exploring options beyond conventional choices.

However, the post did not mention the buyer’s workplace, family requirements or daily commuting needs. Several commenters highlighted that these factors could significantly influence the choice of location.

Suggested neighbourhoods included Bandra East, Santacruz West, Matunga, Chembur, Powai, Ghatkopar East and Khar. Some users also recommended Sewri-Wada, Diamond Garden in Chembur, Lodha Azuro in Byculla and ICC Dadar.

Bandra East and Santacruz West attracted attention, although one commenter questioned whether the desired apartment size would fit the budget. According to the user, a 3 BHK of around 900 square feet in these premium locations could cost approximately Rs 4.5 crore to Rs 5 crore. Finding a property measuring 1,800 square feet or more for Rs 6 crore could be difficult, with such homes potentially priced between Rs 8.5 crore and Rs 9 crore. The commenter said this estimate was informed by helping a friend search for a three-bedroom apartment in Andheri and nearby areas.

Another Reddit user living in Santacruz disagreed, arguing that property prices were not necessarily as high as suggested.

Matunga was also recommended, though concerns remained about the availability of larger apartments within budget, particularly in newer buildings. Powai emerged as another possibility, with one commenter estimating that a 1,100-square-foot 3 BHK could cost around Rs 6 crore.

Ghatkopar East received support for its connectivity through the Eastern Express Highway, metro and railway stations, BEST buses and auto-rickshaws. However, traffic congestion was flagged as a drawback. Palm Beach Road in Navi Mumbai was proposed as an alternative, prompting questions about whether the buyer needed to look beyond Mumbai.

The discussion underlines a familiar dilemma for homebuyers: choosing between a premium location and a more spacious home. No final neighbourhood was identified.
