Bollywood actor Saif Ali Khan has leased two commercial office units in Mumbai’s Andheri East to Durva Fintech Private Limited under a five-year agreement, with the arrangement expected to generate approximately Rs 14.64 crore in rental income, excluding applicable taxes.
According to the registered leave and licence agreement accessed by CRE Matrix, the two units cover 5,692 square feet at Kanakia Wall Street, a commercial complex located on Andheri Kurla Road. The initial monthly rent is Rs 22.77 lakh, equivalent to Rs 400 per square foot of RERA carpet area.
Registered on September 29, 2026, the agreement covers the period from May 10, 2026, to May 9, 2031. However, rent payments began on July 10, following a two-month rent-free period provided to the tenant for office fit-outs.
The contract includes an annual rental escalation of 5%. Consequently, the monthly payment will rise from Rs 22.77 lakh in the first year to approximately Rs 23.91 lakh in the second year. It will increase further to Rs 25.10 lakh in the third year, Rs 26.36 lakh in the fourth year and Rs 27.67 lakh in the fifth year.
Durva Fintech has deposited Rs 2.37 crore as security, as specified in the agreement. Khan executed the transaction through his constituted attorney, Kunjal Meghraj Punamia, while the company was represented by its director, Vikaas Mohan Sachdeva.
Property records show that Khan purchased the two office units for a combined Rs 30.75 crore. Both acquisitions were registered on November 18, 2025, with Apicore Pharmaceuticals Private Limited as the seller.
The transaction provides Khan with a long-term rental income stream from his commercial real estate investment, while Durva Fintech gains office premises in one of Mumbai’s established business districts.
The deal also highlights continued leasing activity in Andheri East, where commercial developments cater to businesses seeking office space with access to Mumbai’s corporate and transport networks.
