Affordable housing is emerging as a key pressure point in Mumbai’s property market, with buyer interest outpacing available supply in lower price brackets. The city recorded an 8.2% quarter-on-quarter rise in housing demand between July and September 2026, according to Magicbricks’ latest PropIndex report.
2 BHK Homes Remain the Top Choice
Two-bedroom apartments accounted for 44% of overall housing demand in Mumbai during the July-September quarter, making them the most preferred configuration among homebuyers. One-bedroom homes followed with a 34% share, while three-bedroom apartments accounted for 18%.
The supply pattern broadly reflects this preference. Two-bedroom homes made up 41% of available properties, followed by three-bedroom apartments at 34%.
The report indicates that demand and supply remain relatively aligned in the 2 BHK segment, while the larger share of 3 BHK homes in available inventory points to greater availability of spacious properties.
Demand for Homes Below Rs 1.5 Crore Remains Strong
Properties priced below Rs 1.5 crore collectively accounted for 48% of buyer interest, highlighting the importance of affordable and mid-range housing in Mumbai’s residential market. However, supply in these price categories remains comparatively limited.
Meanwhile, the Rs 1.5 crore to Rs 3 crore segment accounted for 33% of both demand and supply, indicating a relatively balanced market in this price range.
The findings point to a mismatch between buyer preferences and available housing options in the lower price brackets. This could make the availability of homes within buyers’ budgets an important factor in the city’s residential market.
Western and Central Suburbs Retain Strong Positions
Established suburban locations continued to feature prominently in Mumbai’s housing market during the quarter. Malad-Kandivali and Borivali-Dahisar retained their leading positions, while Andheri East-Jogeshwari East and Mulund strengthened their positions.
In contrast, Andheri West-Jogeshwari West and locations beyond Mira Road recorded some moderation in their relative market positions.
Goregaon, Andheri, Mulund and Mira-Bhayandar also maintained a notable presence in the market, reflecting activity across Mumbai’s western and central suburban corridors.
Infrastructure and Redevelopment Support Housing Activity
Ongoing redevelopment, improving connectivity and infrastructure upgrades are supporting residential activity across established and emerging suburban locations, according to the report.
As Mumbai’s housing market continues to evolve, the availability of properties across different price ranges and configurations remains an important consideration for homebuyers. The latest figures highlight the strong preference for homes below Rs 1.5 crore, even as comparatively limited supply continues to constrain options in this segment.
