SILA Properties Raises Rs 300 Crore From Norwest To Expand MMR Real Estate Portfolio

Mumbai-based developer SILA Properties has raised Rs 300 crore from global investment firm Norwest at a valuation of Rs 1,000 crore, strengthening its plans to expand across residential and commercial real estate markets in the Mumbai Metropolitan Region (MMR).

According to a statement from the SILA Group, the company intends to invest Rs 500 crore over the next two years in land acquisitions and new project opportunities. The proposed investment will be funded through the fresh capital and internal accruals, although the company has not specified the allocation between land purchases and individual developments.

SILA Properties plans to concentrate on luxury residential projects in South Mumbai and Alibaug, alongside commercial developments in Mumbai’s established central business districts and emerging secondary commercial locations. The expansion is expected to increase its development pipeline and strengthen its presence in selected markets.

The company entered property development in 2019 and currently has more than 1.5 million square feet under development, with estimated revenue potential exceeding Rs 3,000 crore. The latest funding is intended to improve its capacity to acquire land and pursue additional projects, though specific investments and implementation timelines have not been disclosed.

Founded in 2010 by brothers Rushabh Vora and Sahil Vora, the SILA Group operates across business services and real estate. Its services division provides integrated facility management, property advisory, food services and material-handling equipment solutions. Norwest, meanwhile, is a global venture and growth equity investment firm managing more than USD 15.5 billion in capital. The transaction represents a primary capital infusion into SILA Properties, directing the funds towards business expansion rather than the purchase of existing shares.

The investment comes amid mixed signals in Mumbai’s property markets. Knight Frank India reported office leasing of 9.9 million square feet between January and September, compared with 7.4 million square feet a year earlier. However, Cushman & Wakefield reported a 46% decline in net leasing to 4.1 million square feet, reflecting differences in measurement methodologies.

Meanwhile, Keystone Realtors reported an 84% year-on-year increase in second-quarter sales bookings to Rs 1,423 crore, highlighting continued activity in residential development.

SILA’s growth prospects will depend on land acquisition opportunities, execution capabilities and demand for premium housing and commercial spaces.
