Mumbai’s expanding transport network is reshaping the residential property market, pushing home prices higher across the western and eastern suburbs, Thane and Navi Mumbai. Improved connectivity through metro corridors, expressways, the Coastal Road and the new international airport is making previously less-accessible neighbourhoods increasingly attractive to homebuyers.
According to Cushman & Wakefield’s first-quarter 2026 residential market report, mid-segment property prices increased by 10–12% year-on-year across several suburban markets.
Prices in Mumbai’s western suburbs rose 11% to Rs 17,500–34,500 per sq. ft., while the eastern suburbs recorded a 10% increase to Rs 16,000–33,500 per sq. ft. Thane and Navi Mumbai registered 12% growth, with prices reaching Rs 11,500–22,100 and Rs 9,000–23,500 per sq. ft., respectively.
Connectivity Reshapes Suburban Housing Demand
Operational Metro Lines 2A and 7 have improved accessibility across the western suburbs, including Goregaon, Malad, Kandivali and Borivali. Upcoming projects, particularly the Goregaon-Mulund Link Road (GMLR), are expected to further strengthen east-west connectivity.
“Andheri West has long been one of Mumbai’s most sought-after residential micro-markets, supported by strong road and metro connectivity and a well-established social and lifestyle ecosystem. The New Link Road has further strengthened connectivity across the western suburbs, while upcoming infrastructure developments, including the metro-integrated flyover linking New Link Road near Infiniti Mall with JVLR, the JVPD flyover and the Goregaon-Mulund Link Road (GMLR), are expected to improve traffic movement and connectivity across the city,” said Aakash Ohri, managing director and chief business officer, DLF.
Meanwhile, Mulund is attracting developer interest ahead of planned connectivity improvements. “Mulund is well positioned to benefit from this convergence, given its established residential base, access to key road networks and growing connectivity with the wider Mumbai Metropolitan Region. As commuting becomes more convenient, the micro-market could see greater interest from businesses evaluating office locations as well as homebuyers seeking a well-connected address. This can support the evolution of Mulund into a more integrated urban destination, creating opportunities across both asset classes,” said Navin Makhija, managing director, The Wadhwa Group.
Thane and Navi Mumbai Gain Momentum
Metro Line 4 and the Airoli-Katai Naka corridor are expected to improve connectivity across Thane and neighbouring employment hubs. In Navi Mumbai, the international airport and Atal Setu are strengthening the region’s appeal to homebuyers and investors.
However, infrastructure is not the only factor influencing property values. Redevelopment, construction costs, land scarcity and new housing supply also play important roles.
With several projects still under construction, buyers must assess whether anticipated connectivity benefits are already reflected in property prices. Ultimately, affordability, reliable transport links and timely project completion will determine whether these emerging residential markets sustain their growth.
