Worli Naka is emerging as a promising destination for premium commercial real estate as Mumbai’s expanding transport network improves access to key business districts and residential areas. Metro Line 3, the Mumbai Coastal Road and the proposed Sewri–Worli Elevated Connector could collectively strengthen the location’s appeal to businesses and investors.
Vedanshu Kedia, Director of Prescon Group, considers these infrastructure projects important factors shaping corporate office-location decisions. A senior real estate analyst also anticipates that improved connectivity could influence commercial property demand in the area.
Infrastructure Transforming Accessibility
Worli has traditionally been known for upscale housing and established commercial activity. However, traffic congestion and unpredictable commuting times have often influenced businesses’ decisions about locating offices in South Central Mumbai.
The arrival of additional transport options could change this equation. Metro Line 3 provides an underground connection between South Mumbai, the Bandra Kurla Complex, the airport area and Aarey, offering commuters an alternative to road travel.
The Coastal Road connects Worli with Marine Drive and links to the wider network through the Bandra–Worli Sea Link, improving road access between South Mumbai and the western suburbs.
Meanwhile, the proposed Sewri–Worli Elevated Connector is expected, according to the assessment, to open in early 2027. Once operational, it is intended to improve connectivity towards Sewri, Atal Setu and Navi Mumbai.
Prescon Group Highlights Long-Term Potential
Kedia believes changes in accessibility can significantly influence the perceived value of a real estate location.
“Real estate undergoes a complete re-rating whenever fundamental access changes.”
Discussing the developments around Worli Naka, he added, “The access at Worli Naka has changed more in two years than in the previous twenty, with the Metro, the Coastal Road, and the Sewri–Worli connector all converging at this location.”
He also said, “The firms making office decisions today are choosing for the next decade, and the Mumbai of the next decade is unequivocally organized around this junction,” highlighting the role of infrastructure in long-term corporate planning.
Implications for Commercial Property
Better transport links could expand the workforce accessible to employers in Worli, potentially attracting companies seeking convenient commuting options for employees, clients and business travellers.
A senior real estate analyst observed, “The Grade A commercial demand consistently moves toward nodes that eliminate friction in workforce mobility.”
The analyst further said, “Consequently, Worli is rapidly evolving from a luxury residential belt into a core central business node, positioning institutional-grade commercial assets in the micro-market for sustained capital appreciation and premium rental yields as corporates plan their long-term footprint.”
However, future rental growth and capital appreciation will depend on office supply, occupancy, tenant demand, building quality and broader economic conditions. While infrastructure upgrades strengthen Worli Naka’s commercial prospects, its long-term performance will depend on the delivery and effectiveness of these connectivity improvements.
