Mumbai’s expanding transport network is improving links between its western suburbs and eastern neighbourhoods, potentially creating new opportunities for commercial and residential real estate. Vikhroli, Mulund and nearby areas are emerging as locations to watch as road and metro projects reshape accessibility across the Mumbai Metropolitan Region (MMR).
The Jogeshwari–Vikhroli Link Road (JVLR) already connects the Western Express Highway with the Eastern Express Highway. Meanwhile, proposed and ongoing projects, including the Goregaon–Mulund Link Road (GMLR), Eastern Freeway Extension and Vikhroli–Koparkhairane Bridge, are expected to strengthen connections between Andheri, Goregaon, Malad, Powai, Vikhroli, Mulund and Airoli.
Andheri, Goregaon and Malad remain established commercial hubs, supported by offices and transport infrastructure. Improved east–west connectivity and access to metro services could expand employee catchment areas, allowing businesses to explore locations beyond conventional office districts.
Shilpin Tater, managing director of Superb Realty, said infrastructure investment affects not only commuting times but also how economic activity is distributed across a city. He highlighted JVLR’s role in connecting Mumbai’s eastern and western sides and said further improvements could strengthen links between established business centres and emerging commercial destinations.
Tater identified Vikhroli as a promising location because of its proximity to Powai’s business ecosystem, access to a diverse workforce and the presence of major companies and global capability centres (GCCs). He noted that future commercial projects would need to offer quality workplaces, sustainability and supporting social infrastructure.
Mulund could also attract greater commercial interest, supported by its established residential neighbourhoods and road connectivity. Navin Makhija, managing director of The Wadhwa Group, said better transport links could benefit both housing and office markets by improving access to workplaces and surrounding amenities.
Healthcare facilities, retail, hospitality, entertainment and green spaces further contribute to the eastern corridor’s appeal. However, its future growth will depend on timely infrastructure delivery, suitable property developments and the availability of well-connected urban amenities.
As connectivity improves, Vikhroli, Mulund and the Bhandup–Nahur belt could gain prominence in Mumbai’s property market.
