Seven months after authorising cluster redevelopment in Abhyudaya Nagar at Kalachowki, the Maharashtra Housing and Area Development Authority (MHADA) has launched a bid to revitalise the more than six-decade-old colony of 48 three—and four-story structures spread across 33 acres.
The successful developer will receive 55% of the dwelling stock for sale on the open market. The remaining 45% will be rehabilitation homes and MHADA’s portion of units, which will be auctioned in a housing lottery later.
Abhyudaya Nagar, developed by Mhada in the 1960s, comprises approximately 3,410 eligible tenements, 3,335 residential and 75 commercial. The complex also comprises slum settlements, the occupants of which will be rehabilitated.
According to project documents obtained by HT, inhabitants of 3,283 dwellings with carpet areas of 208 sq ft will receive units measuring at least 635 sq ft. Residents of 36 tenements of 192 square feet will receive 622 square foot homes. Those who presently live in eight homes measuring 486 sq ft will receive 1,199 sq ft flats, while those who live in eight 315 sq ft units will receive 777 sq ft dwellings. Each of the 3,335 tenements will receive a parking place.
Each family will receive ₹50,000 as part of the relocation cost, in addition to the alternative accommodation rent of ₹20,000 per month, with an annual 10% increase.
Slum residents will receive a minimum rent of ₹10,000 and a corpus fund of ₹40,000 per qualified family, in addition to their houses under current standards. According to project documents obtained by HT, the anticipated carpet space for the layout’s amenities is 30,925 square feet.
