Irani emphasises the importance of appointing a strong Project Management Consultant (PMC) and a capable legal advisor right from the start. As redevelopment can be a complex journey for housing societies, especially in a city like Mumbai, where ageing buildings, rising aspirations, and regulatory intricacies intersect. In such a landscape, experienced guidance isn’t just helpful—it’s essential.
Speaking from years of redevelopment experience, Irani reminded societies that while offers may vary, due diligence should remain constant. “There’s a difference between the best offer and the highest offer,” he cautioned. “Don’t be swayed by large numbers. Evaluate the developer’s financial track record and delivery history. Today, this information is easily accessible and critical to your decision-making.”
Irani also urged society members to back their elected committees and avoid internal divisions that can delay progress. “Support your committee once you’ve chosen them. A united front and the right experts by your side can make all the difference.”
