MMRDA Secures 174 Hectares in Thane for New Metro Depot Supporting Four Lines

June 17, 2025: The Mumbai Metropolitan Region Development Authority (MMRDA) has secured 174 hectares of land in Mogarpada, Thane, to construct what is poised to become the region’s largest integrated metro depot. This state-of-the-art facility will function as the principal operations and maintenance hub for four upcoming metro corridors—Lines 4, 4A, 10, and 11—spanning a combined distance of 55.99 kilometres, from Chhatrapati Shivaji Maharaj Terminus (CSMT) to Mira Road.

The land has been transferred to MMRDA on an ‘as-is-where-is’ basis, following a Government Resolution dated  October 16, 2023. According to MMRDA, the Detailed Project Reports (DPRs) for all four metro lines were prepared by the Delhi Metro Rail Corporation (DMRC), which recommended a unified depot at Mogarpada to improve operational efficiency and system integration.

The depot will serve as a vital command and service node, equipped to handle train stabling during off-peak hours, routine maintenance, heavy overhauls, and emergency repairs. It will also facilitate equipment replacement and comprehensive testing to ensure reliability and safety across the four lines.

Thane, a fast-growing satellite city of Mumbai, has become a real estate hotspot, with major developers such as Hiranandani Group, Oberoi Realty, and Raymond Realty active in the area. Residential rates in premium projects currently range from Rs 15,000 to Rs 30,000 per square foot.

Recent land deals reflect Thane’s rising prominence. Arkade Developers recently acquired 6.28 acres for Rs 172 crore, aiming to build a Rs 2,000 crore mixed-use development. Earlier this year, cricketer KL Rahul and actor Suniel Shetty jointly purchased a seven-acre parcel in Owale, Thane West, for Rs 9.85 crore.

With the upcoming metro depot and robust real estate activity, Thane continues to solidify its position as a key node in the Mumbai Metropolitan Region.
