June 19, 2025: Mumbai’s century-old Kamathipura locality is poised for a complete transformation, as the Maharashtra Housing and Area Development Authority (MHADA) launches the ‘Kamathipura Redevelopment Project – Urban Village’. Bids have already been invited, and the state government has announced a structured compensation plan for landowners affected by the project.
The historic 15-lane grid, home to 943 cessed and 349 non-cessed buildings, two BMC-run schools, and 14 religious sites, will undergo integrated redevelopment under Regulation 33(9) of the Development Control and Promotion Regulations (DCPR) 2034. The initiative will be overseen by the Mumbai Building Repairs and Reconstruction Board.
The project spans approximately 73,145 square metres and affects over 8,000 residents, including 800 landowners. Around 6,625 residents and 1,376 tenants live within lanes 1 to 15 of Kamathipura.
According to MHADA, old and dilapidated structures in the area will be rebuilt together, ensuring better infrastructure, safety, and quality of life.
The developer will receive a total construction area of 5.67 lakh square metres, with around 4,500 new flats expected. MHADA will gain 44,000 sq.m for public housing, boosting availability in central Mumbai.
Approved by the state government on 12 January 2023, the project appointed Mahimtura Consultants as Project Management Consultant. The redevelopment promises not only safer and more spacious homes but also commercial buildings and recreational grounds to revitalise one of Mumbai’s oldest neighbourhoods.
