July 1, 2025: Mumbai’s underground metro network is on the cusp of a major transformation, as two key stations—Kotak-BKC and CSMIA-T2—are set to incorporate retail outlets, dining options, lounges, and flexible workspaces. This initiative, led by the Mumbai Metro Rail Corporation Limited (MMRCL), marks a shift towards creating commuter-centric, commercially vibrant transit hubs.
The development comes through a strategic partnership between MMRCL and India Retail Hub Private Limited (IRHPL), a firm experienced in commercialising major airports and transport terminals. Over 32,000 square feet of retail space will be established across 35 designated areas within these two high-traffic stations.
The move follows a sharp rise in footfall since the Metro 3 section from BKC to Acharya Atre Chowk was launched on May 10. Daily ridership has more than doubled—growing from 24,500 to over 52,000 passengers—underscoring the increasing dependence on metro travel in Mumbai. MMRCL views this commercial push as a turning point in urban transit, enhancing the passenger experience while diversifying revenue streams.
Renowned global brands such as US Polo, Samsonite, Skechers, and Hidesign are expected to open outlets, alongside IRHPL’s homegrown concepts like Artport, Toycraft, and Neo Travel. Popular food chains including KFC and Pizza Hut will also be part of the offering, complemented by premium lounges and convenience-driven services.
Urban planners see this as part of a global trend where metro stations evolve into lifestyle ecosystems. By integrating commerce with connectivity, Mumbai joins the ranks of cities like London and Singapore. These thoughtfully designed spaces will maintain smooth passenger flow while offering enhanced facilities, accessibility, and sustainable features.
This vision aligns with Mumbai’s broader aim of creating low-carbon, people-focused infrastructure—making public transport not only efficient, but aspirational.
