September 4, 2025: The long-delayed redevelopment of the Abhyudayanagar MHADA colony in Kalachowki has finally seen progress, with three companies submitting tenders within the stipulated deadline on Wednesday. The tender process, which has been underway since October 2024, has faced repeated delays due to a lack of response from developers.
Senior officials of the Mumbai Board confirmed the submissions, noting that the names of the companies will be revealed when the technical bids are opened on Monday, September 8. “When the financial bids are opened, it will be clear who will win the tender,” an official stated.
Spread across 33 acres, Abhyudayanagar comprises 48 old buildings housing nearly 3,450 families. Redevelopment efforts have been in discussion since 2000 but struggled to move forward, prompting MHADA’s Mumbai Board to take over the project. A private developer was to be appointed as the Construction and Development Agency (C&D), and tenders were repeatedly invited. However, the lack of interest from developers prolonged the process, increasing challenges for the Board.
One of the sticking points had been the size of the new flats to be allotted. Initially, the state government directed the Board to provide 635 sq. ft. houses. Developers resisted, calling the plan financially unviable. The Board then sought clarification from the state government, which instructed that tenders be re-invited with a revised flat size of 620 sq. ft. Despite extending deadlines multiple times, responses remained absent until now.
With three bids now submitted, hopes have been revived for the long-pending project. Once a winning bidder is finalised, redevelopment will replace the colony’s aging structures with modern, larger homes—fulfilling a two-decade-old demand of Abhyudayanagar’s residents.
