October 10, 2025: Initial work has commenced on the long-awaited redevelopment of Motilal Nagar 1, 2, and 3 in Goregaon West, one of Mumbai’s largest housing renewal projects. The work, which began two weeks ago, marks the start of a massive transformation across 143 acres—making it the second-largest redevelopment project in the city.
According to the Maharashtra Housing and Area Development Authority (MHADA), construction will begin on vacant plots within the colony before shifting to occupied areas. MHADA Vice-Chairman Sanjeev Jaiswal has been briefed on the construction plan, which is now in its final stages. Once the blueprint receives MHADA’s formal approval, detailed project information will be shared with residents.
An MHADA official confirmed that soil testing—the first phase of construction—has already begun. The Motilal Nagar colony, originally developed in the 1960s to house families displaced by public projects, has since fallen into disrepair, with basic amenities deteriorating over decades of neglect. Redevelopment efforts were first initiated in 2013, and this year, the project cleared all technical and legal formalities.
The redevelopment, spread across 5.8 lakh square metres, has been granted Special Project Status by the Maharashtra government. The total construction area is estimated at 3.83 lakh square metres, with completion expected within seven years.
In March this year, Adani Properties won the MHADA tender for the project with a bid of ₹36,000 crore. An agreement between MHADA and Adani Realty was signed in July, appointing Adani Realty as the Construction and Development Agency (C&DA).
According to MHADA consultant Nikhil Dixit, the new homes in Motilal Nagar will be several times larger than the existing units, making it the most spacious housing redevelopment undertaken by MHADA under the C&DA model so far.
