A major mixed-use infrastructure project featuring helipads and a clubhouse in Bandra Kurla Complex (BKC) has entered an advanced pre-development stage after being awarded on a long-term lease. The initiative, led by the Mumbai Metropolitan Region Development Authority (MMRDA), is expected to enhance urban infrastructure and recreational facilities in the city.
The project was initially put out for bidding through an e-tender issued on October 12, 2024. It involves the development of a clubhouse with sports amenities on a designated recreational ground plot in G Block of BKC. As part of the integrated plan, two helipads will also be constructed. The project has been awarded on an 80-year lease basis.
Following a competitive and transparent tendering process, the contract was finalised on July 10, 2025. Officials noted that the selected private developer has already paid nearly 70 percent of the lease premium, reflecting strong financial commitment and steady progress in fulfilling procedural requirements.
Sources within MMRDA stated that the lease agreement will be formally executed once the remaining premium amount is cleared. Upon completion of this step, on-ground construction activities, including the development of the clubhouse and helipads, are expected to commence.
The development is part of a broader plan to revitalise land parcels along the Mithi River corridor in BKC. The authority aims to transform a 1,08,546.51 square foot plot into a multi-functional recreational hub under the Design, Build, Finance, Operate, and Transfer (DBFOT) model.
In addition to aviation and leisure infrastructure, the project will feature a public garden, sports facilities, and other supporting amenities. Importantly, certain open spaces, including the garden, will remain accessible to the public.
The project will operate on a revenue-sharing model, with officials confirming that key financial and administrative milestones have already been achieved, keeping the development on track.
