The Maharashtra Housing and Area Development Authority is set to roll out a major redevelopment drive across Mumbai, with plans to invite bids for nearly 480 acres in the city’s western suburbs over the coming year. The initiative is part of a broader strategy to upgrade ageing housing stock and improve urban infrastructure.
Earlier this month, MHADA issued tenders for three large projects covering a combined 206.49 acres. These include Sardar Vallabhbhai Patel Nagar in Andheri (73.89 acres), the Bandra Reclamation site (98.27 acres) and Adarsh Nagar in Worli (34.33 acres). All three projects will be executed under the Construction and Development Agreement (CDA) model, with bid submissions due by May 13.
The next phase will include redevelopment of four additional sites—Ram Krishna Nagar in Khar (6 acres), Old MHB Colony in Borivali (26 acres), Gorai in Borivali (200 acres) and Charkop in Kandivali (250 acres). A proposal to float tenders for these locations is expected to be placed before the state cabinet shortly.
“A year from now, a total of 923 acres of 11 projects in Mumbai will be in different stages of redevelopment. After the latest three active bids, we will float bids for the redevelopment of another four localities through the construction and development agency model,” announced Sanjeev Jaiswal, vice president and chief executive officer of Mhada. “This 923 acres is minus BDD Chawl redevelopment project and Aaram Nagar in Versova.”
Officials estimate that rehabilitation across these projects could take five to seven years, depending on their scale. Several cluster redevelopment schemes have already been awarded in areas such as PMGP Colony in Jogeshwari East, Abhyudaya Nagar in Kalachowkie and Kamathipura.
Work is also expected to commence soon on Motilal Nagar 1, 2 and 3 in Goregaon West, spanning 143 acres. Overall, nearly 80,747 tenements are likely to be impacted. Under the CDA model, MHADA will retain ownership of land while granting leasehold development rights to private developers.
