MHADA To Bid Out 480 Acres In Western Suburbs For Major Housing Redevelopment Push

The Maharashtra Housing and Area Development Authority is gearing up to invite bids for the redevelopment of nearly 480 acres across key locations in Mumbai’s western suburbs over the coming year, marking a significant step toward upgrading ageing residential clusters across the city.

As part of this broader initiative, MHADA has already floated tenders for three large redevelopment projects this month. These include Sardar Vallabhbhai Patel Nagar in Andheri, covering 73.89 acres; the Bandra Reclamation site spanning 98.27 acres; and Adarsh Nagar in Worli, measuring 34.33 acres. Together, these projects account for 206.49 acres and will be executed under the Construction and Development Agreement (CDA) model. The deadline for submitting bids has been set for May 13.

The next phase will involve issuing tenders for four additional sites—Ram Krishna Nagar in Khar (6 acres), Old MHB Colony in Borivali (26 acres), Gorai in Borivali (200 acres), and Charkop in Kandivali (250 acres). A proposal to initiate bidding for these locations is expected to be placed before the state cabinet soon.

“A year from now, a total of 923 acres of 11 projects in Mumbai will be in different stages of redevelopment. After the latest three active bids, we will float bids for the redevelopment of another four localities through the construction and development agency model,” announced Sanjeev Jaiswal, vice president and chief executive officer of Mhada. “This 923 acres is minus BDD Chawl redevelopment project and Aaram Nagar in Versova.”

In parallel, cluster redevelopment projects have already been awarded in areas such as PMGP Colony in Jogeshwari East, Abhyudaya Nagar in Kalachowkie, and Kamathipura near Mumbai Central. Work on Motilal Nagar 1, 2, and 3 in Goregaon West, spread across 143 acres, is also expected to commence shortly.

Overall, around 80,747 housing units are likely to be impacted. Under the CDA framework, MHADA will continue to own the land while granting leasehold development rights to private developers.
