Kamathipura to Undergo Major Redevelopment; Lane Structure, Identity in Focus

Mumbai’s Kamathipura is set for a significant transformation as redevelopment plans propose reshaping its iconic 15 narrow lanes into six to eight wider roads. Most traditional lane names are likely to disappear, with only a few markers retaining the Kamathipura identity. A garden and mural are also planned to preserve the area’s history.

The redevelopment, led by the Mumbai Building Repairs and Reconstruction Board (MBRRB), covers 34 acres and aims to provide permanent and safer homes for nearly 8,000 residents. Around 800 landowners are expected to receive compensation. The area currently has about 943 cessed buildings, many nearly a century old, and the project will follow a cluster redevelopment model under the Development Control and Promotion Regulations 2034.

The proposal has triggered debate over Kamathipura’s identity. While many residents want to move beyond its long-standing image as a red-light district, others feel its historical character should be preserved.

MLA Amin Patel said consultations will be held with civic representatives and experts before finalising lane names, which may honour notable individuals. He clarified that main road names will remain unchanged, with changes limited to internal lanes.

Meanwhile, MHADA has denied reports suggesting the area will be renamed “Upper Mumbai Central,” stating that no final decision has been taken on rebranding.
