Thane Emerges As Leading Housing Hub, Outpacing Mumbai City & Suburbs In New RERA Data

Latest figures from Maharashtra Real Estate Regulatory Authority indicate a significant shift in housing development trends across the Mumbai Metropolitan Region (MMR), with Thane emerging as a major residential growth centre, overtaking both Mumbai city and its suburbs in new project approvals.

According to the data, rising property prices in Mumbai, coupled with limited land availability, are pushing middle-class homebuyers towards the Thane district. Over the past year, MahaRERA has granted approvals for around 10,000 housing projects across Maharashtra. Within this, Pune district led with 3,150 projects, while Thane followed closely with 1,714 approvals, surpassing Mumbai suburbs and Mumbai city.

In comparison, Mumbai suburbs recorded 1,696 projects, while Mumbai city accounted for just 375 approvals, highlighting a clear redistribution of housing demand away from the island city.

Officials and industry observers note that increasing population pressure, high real estate costs, and space constraints in Mumbai have accelerated this shift. Thane, once considered a peripheral extension of Mumbai, is now evolving into a self-sustained residential market with its own identity.

Over recent years, the district has witnessed planned development in the form of large-scale townships, mid-income housing clusters, and affordable residential projects catering to diverse buyer segments. Infrastructure expansion has further supported this growth, with metro connectivity projects gaining momentum, alongside improvements in rail and road networks. The expansion of educational institutions, healthcare facilities, and commercial centres has also contributed to strengthening Thane’s urban ecosystem.

Importantly, this development trend is not restricted to Thane city alone. It has extended to the wider belt of Kalyan-Dombivli and rapidly growing nodes such as Ambernath and Badlapur, where residential construction activity has surged alongside infrastructure upgrades.

Better affordability, larger housing units, and improved civic amenities are making these regions attractive alternatives for both working professionals in Mumbai and long-term homebuyers. As a result, Thane’s real estate market continues to witness steady expansion, positioning the district as a key residential and investment hotspot within the MMR, with growth expected to continue in the coming years.
