15-Minute Living Gains Ground As Mumbai Homebuyers Redefine Priorities

In a city long defined by extended commutes and packed schedules, Mumbai’s housing preferences are undergoing a noticeable shift. Increasingly, homebuyers are placing a premium on time, with the concept of “15-minute living” beginning to influence residential choices, particularly across suburban micro-markets.

At its core, the idea focuses on creating neighbourhoods where daily essentials—workplaces, schools, retail, healthcare, and transport—are accessible within a short distance. For Mumbai, this marks a change in how value is perceived in real estate, moving beyond location and price to everyday convenience.

Recent data reflects this transition. According to Knight Frank, the city recorded over 97,000 home sales in 2025, alongside more than 1.5 lakh property registrations—the highest in over a decade. This came despite a roughly 7% year-on-year increase in property prices, indicating that demand remains resilient even in a rising cost environment.

More importantly, much of this demand is being driven by suburban locations. Areas that offer a combination of connectivity, infrastructure, and proximity to essential services are increasingly attracting buyers who want to minimise travel time and improve quality of life.

Dhruman Shah, Promoter of Ariha Group, said, “Homebuyers today are looking beyond just the four walls of an apartment; they’re evaluating how seamlessly their daily lives fit around it. Locations that offer a balanced mix of accessibility, social infrastructure, and a familiar neighborhood fabric are naturally gaining attention.”

Developers are responding to this shift by focusing on integrated planning, supported by expanding metro networks and improved road connectivity. As a result, suburbs such as Andheri, Vile Parle, Goregaon, Malad, and Borivali are evolving into more self-sustained urban clusters.

Nihar Jayesh Thakkar, Founder of The Mandate House Pvt. Ltd., noted, “The narrative has clearly moved from ‘where is the property’ to ‘how does life feel around it.’ Buyers are drawn to ecosystems where work, leisure, and essentials coexist effortlessly.”

A spokesperson from Chandak Group added, “There’s a visible evolution in what defines value for today’s homebuyer. It’s no longer limited to connectivity alone, but extends to how effortlessly daily life can unfold within the neighborhood. Developments are increasingly being envisioned as cohesive ecosystems.”

As infrastructure continues to improve, the 15-minute living model is emerging as a key driver of Mumbai’s next phase of residential growth.
