MHADA Cluster Redevelopment Projects In Worli, Bandra & Andheri Attract Strong Developer Interest

The technical bids for three major cluster redevelopment projects in Mumbai under the Maharashtra Housing and Area Development Authority (MHADA) were opened on May 20, marking a key step in the selection of Construction and Development Agencies (C&DA) for Adarsh Nagar (Worli), Bandra Reclamation, and SVP Nagar (Andheri West). The projects have received a strong response from leading real estate developers.

The Mumbai Board of MHADA had issued tenders on April 8, 2026, inviting proposals for the appointment of C&DAs for three large redevelopment clusters: Sardar Vallabhbhai Patel Nagar in Andheri West (73.89 acres), Bandra Reclamation (98.27 acres), and Adarsh Nagar in Worli (34.33 acres). The submission deadline for bids was May 18, 2026.

For the Adarsh Nagar–Worli project, technical proposals have been submitted by Adani Properties Private Limited, Lodha Developers Limited, and JSW Realty & Infrastructure Private Limited.

In the Bandra Reclamation redevelopment, bids have also been received from the same trio of developers—Adani Properties, Lodha Developers, and JSW Realty & Infrastructure. For the SVP Nagar project in Andheri West, participation has come from Reliance 4IR Realty Development Limited, Adani Properties, and Hanura Realty Private Limited.

All submitted technical bids will now undergo detailed evaluation by MHADA, based on criteria such as financial strength, execution capability, and prior experience in redevelopment projects. Once the technical assessment is completed, financial bids of shortlisted developers will be opened, and the final selection will be made based on the most competitive proposal.

According to MHADA, the redevelopment framework includes provisions for transit rent compensation and corpus funds for maintenance to support eligible residents during the construction period. The core objective of these projects is to upgrade living conditions through modern infrastructure, improved amenities, and planned urban redevelopment.

Currently, MHADA is executing 11 large-scale cluster redevelopment projects under the C&DA model across nearly 925 acres in Mumbai. These initiatives are expected to benefit around 80,747 residents by replacing ageing housing stock with safer, more spacious, and better-equipped residential developments.
