Mumbai’s luxury residential market is witnessing a significant shift in buyer preferences, with wellness emerging as a major factor influencing purchasing decisions. While location, exclusivity and premium amenities continue to command attention, affluent homebuyers are increasingly prioritising residences that support healthier, more balanced lifestyles.

Projects that successfully combine sustainable infrastructure with healthier living environments continue to attract stronger buyer interest and demonstrate greater pricing resilience. Internationally recognised sustainability and wellness certifications are becoming important differentiators, particularly among global investors and returning NRIs familiar with such benchmarks.

At the same time, buyers are becoming more discerning. As wellness gains prominence as a marketing theme, homebuyers are paying closer attention to execution, authenticity and measurable benefits. Genuine wellness-focused design is increasingly being valued over superficial branding claims.

The emergence of the “wellthy” homebuyer reflects a broader transformation in how luxury is perceived. Increasingly, the most desirable homes are those that support physical health, mental wellbeing and a superior quality of everyday living.
