Sea-View Offices In Air India Building Attract Interest From Multiple Government Departments

The Maharashtra government’s newly acquired Air India building at Marine Drive is rapidly becoming one of the most sought-after office locations within the state administration, with several departments reportedly expressing interest in relocating to the iconic sea-facing property.

The 23-storey building was purchased by the state government for Rs 1,601 crore with the primary objective of accommodating government offices currently operating from rented premises. The move is expected to help the state save nearly Rs 100 crore annually in rental expenses while gradually recovering the acquisition cost.

However, sources indicate that departments already functioning from government-owned premises are also showing interest in securing office space in the landmark structure. Senior officials from departments such as Urban Development, Public Works, Home, Industries, Energy and Housing are said to be among those keen on moving into the building, particularly offices with views overlooking the Arabian Sea.

“Who will not desire to see the ocean from their office window? However, the final decision remains in the hands of the chief secretary and the CM,” said a PWD officer, requesting anonymity.

Another official argued that space constraints at Mantralaya should be considered during allocations.

“There are several departments—Health, Tourism and Education—that have been functioning from temporary enclosures located under staircases and near lobbies. We should surely get priority.”

While no formal requests have reportedly been submitted to the General Administration Department (GAD), discussions surrounding office allocations have already gained momentum.

Public Works Minister Shivendrasinhraje Bhosale said the final decision on departmental relocation rests with the GAD and the Chief Minister.

“Renovation is on. Which departments will shift here falls under the General Administration Department, which comes under the CM.”

Officials said a list of departments currently operating from rented premises is being prepared and will be submitted to the Chief Secretary before being placed before Devendra Fadnavis for approval.

The building offers approximately 3.77 lakh sq ft of usable office space across 23 floors, along with basement parking and utility infrastructure. Renovation and structural improvement works are currently underway, with plans to redesign the entrance and façade to reflect Maharashtra’s cultural heritage. The landmark property was formally handed over to the state government on June 2 following its acquisition from Air India Assets Holding Limited (AIAHL).
