MHADA Group Redevelopment Projects To Create 1.25 Lakh Homes, Generate Over Rs 9,000 Crore Revenue

The Maharashtra Housing and Area Development Authority (MHADA) is set to undertake one of Mumbai’s largest redevelopment initiatives, with group redevelopment projects spread across nearly 990 acres expected to create around 1.3 lakh homes over the next seven to 10 years.

The ambitious plan will focus on the redevelopment of large MHADA layouts and colonies through a Construction and Development Agency (CDA) model. The project is expected to provide rehabilitation housing to around 82,500 families residing in existing MHADA colonies, while generating more than Rs 9,000 crore in revenue for the authority through premiums.

The state government approved the policy to undertake group redevelopment of plots measuring 20 acres or more through CDAs on December 15, 2025. Following the approval, MHADA Vice Chairman and CEO Sanjeev Jaiswal initiated the tender process for major redevelopment projects across Mumbai.

Developers have already been appointed for redevelopment projects at Abhyudaya Nagar in Kala Chowky, PMGP Colony in Jogeshwari East, Motilal Nagar in Goregaon West, Kamathipura, and Guru Tegh Bahadur Nagar. The tender process for projects at Sardar Vallabhbhai Patel Nagar in Andheri West, Adarsh Nagar in Worli, Bandra Reclamation, and Aram Nagar in Versova has also been completed.

Proposals for group redevelopment of Ramakrishna Nagar in Khar and Old MHB in Borivali have been submitted to the state Cabinet for approval.

From these 11 major redevelopment projects, MHADA is expected to receive around 1.08 lakh flats, including approximately 13,000 homes of 500 sq ft and 65,000 homes of the 750 sq ft category for sale to citizens.

In the next phase, MHADA plans to submit proposals for the redevelopment of Charkop spread across 240 acres, Gorai covering 256 acres, and Pratiksha Nagar in Sion covering 29 acres.

Once completed, the overall 990-acre redevelopment initiative is expected to create around 82,500 rehabilitation units and nearly 28,000 saleable homes for MHADA. In addition, approximately 1.3 lakh housing units will become available for Mumbaikars through the group redevelopment programme, significantly adding to the city’s housing stock.
