Redevelopment Gains Momentum In City’s Western Suburbs With New Projects Across Malad & Borivali

Redevelopment activity continues to gather pace in Mumbai’s western suburbs, with several new projects being undertaken across Malad West and Borivali West as developers increasingly focus on transforming ageing residential neighbourhoods into modern, integrated communities.

The latest redevelopment initiatives span multiple locations in the two suburbs and are expected to be followed by a larger Rs 2,500 crore project signed in 2026, reflecting sustained investment in Mumbai’s redevelopment sector.

The projects are centred on replacing older buildings with modern residential developments that offer improved infrastructure, larger open spaces, enhanced amenities and better urban planning. Developers say the objective extends beyond constructing new homes, with an emphasis on creating neighbourhoods designed to meet residents’ evolving lifestyle requirements over the coming decades.

As part of the expansion, redevelopment agreements have been registered under Maharashtra’s redevelopment framework, representing a stamp duty value of nearly Rs 17 crore. The portfolio includes projects at Evershine Nagar (2.5 acres) and S.V. Road (0.5 acre) in Malad West, along with a 2-acre development in Chikuwadi, Borivali West. Collectively, these projects add more than 20,000 square metres to the company’s redevelopment pipeline.

A key feature of the portfolio is the growing focus on cluster redevelopment. Unlike individual society redevelopment, cluster projects combine multiple housing societies into a single master-planned development, enabling better utilisation of land, improved circulation, larger recreational areas and upgraded infrastructure.

One such project is the Chikuwadi cluster redevelopment, which covers approximately 7,500 sq. m. across four housing societies and has been planned to provide integrated amenities and a more organised residential environment.
