Mumbai’s residential market is witnessing a shift in buyer preferences, with homebuyers increasingly focusing on quality, location and long-term value rather than the sheer number of new project launches. According to the Knight Frank India H1 2026 report, residential launches in the city increased by 8% year-on-year during the first half of 2026, while unsold housing inventory continued to decline, signalling that developers are introducing projects in line with genuine market demand.
Real estate developers believe this trend reflects a more informed and selective buyer base that is placing greater importance on spacious homes, strong connectivity, neighbourhood quality and future appreciation instead of speculative investments.
Ram Raheja, Managing Director of S Raheja, said the company’s development strategy has evolved in response to changing buyer preferences. “Buyers along the western line are increasingly drawn to larger, well-designed homes, and we’ve built our launch pipeline around that shift rather than volume for its own sake,” he said.
Raheja added that with redevelopment activity gathering momentum across Mumbai, future residential launches are likely to be driven by location-specific demand rather than large-scale supply.
Sharing a similar perspective, Rohan Khatau, Director of CCI Projects Pvt. Ltd., said Mumbai’s housing market is gradually moving away from a volume-led growth model to one centred on the quality of demand. He observed that homebuyers are making more calculated purchasing decisions, with factors such as project location, transport connectivity, product differentiation and long-term investment potential becoming key considerations.
Khatau further noted that sustained demand in both the premium and luxury housing segments, along with resilience in the mid-income market, highlights improving purchasing power and the underlying strength of Mumbai’s residential sector.
As buyer expectations continue to evolve, developers are expected to place greater emphasis on thoughtful design, better amenities, product quality and neighbourhood appeal, reinforcing a more demand-driven approach to residential development across Mumbai.
