Mumbai 3.0: Karjat Gains Attention Among NRI Property Investors

Karjat is emerging as a potential real estate investment destination for Non-Resident Indians (NRIs), particularly those based in the Gulf region, as infrastructure development expands the Mumbai Metropolitan Region (MMR).

Rising property prices in established Mumbai locations are encouraging investors to explore emerging corridors offering comparatively lower entry costs, lifestyle options and potential for long-term appreciation. The broader Mumbai 3.0 growth belt is being shaped by projects such as the Mumbai Trans Harbour Link, Navi Mumbai International Airport, Panvel-Karjat Rail Corridor, Navi Mumbai Metro expansion and the proposed Virar-Alibaug Multimodal Corridor.

These infrastructure projects are expected to improve connectivity between Mumbai and its peripheral regions, creating new locations for residential and investment activity.

Karjat has attracted interest for second homes, villa developments and land investments. Its proximity to Mumbai, natural surroundings and improving connectivity have contributed to growing interest among buyers seeking a combination of lifestyle and investment potential.

Unnati Varma, Director at ORA Land, part of ORA Group, said the changing infrastructure landscape is influencing how NRIs evaluate property investments in India. According to Varma, buyers are increasingly looking beyond traditional locations and considering destinations that combine infrastructure development, quality of life and long-term value.

The preferences of the global Indian diaspora are also influencing the type of developments coming up in Karjat. Buyers familiar with premium residential communities in the Gulf are showing interest in projects offering wellness, recreation and nature-oriented amenities alongside homes.

ORA Group has entered this segment with BluBay, a 60-acre plotted development in Karjat under its #T60Life concept. The project includes 325 villa plots, a 35,000 sq ft clubhouse, more than 60 lifestyle amenities and a 60,000 sq ft lagoon.

The company has also associated the project with cricketer Surya Kumar Yadav through its #T60Life campaign, focusing on wellness and balanced living.

With a large Indian diaspora across the UAE and GCC, infrastructure-led locations such as Karjat could see increased NRI interest as Mumbai’s urban footprint expands.
