Chembur Property Prices Reach Rs 24,654 Per Sq Ft as Infrastructure Boosts Growth Prospects

Chembur is emerging as a closely watched residential market in Mumbai as major connectivity projects, redevelopment activity and new housing developments reshape the eastern suburb. According to property portal data cited in the report, average residential prices in Chembur stood at around Rs 24,654 per sq ft in Q2 2026, compared with approximately Rs 48,343 per sq ft across Mumbai’s premium western suburbs.

The locality recorded around 7% price appreciation during 2025, adding to its appeal among homebuyers and investors. However, future price growth is expected to depend on infrastructure execution, new supply, redevelopment activity, buyer demand and overall market conditions.

A Chandak Group spokesperson said Chembur could enter another phase of growth as infrastructure projects progress and redevelopment accelerates.

“Chembur’s next phase of growth could support sustained capital appreciation as infrastructure improves, redevelopment gathers pace and premium residential projects are launched. The opportunity is about timing; entering an established Mumbai market while pricing remains below the premium Western Suburbs, ahead of the full impact of its infrastructure and redevelopment cycle. Over the medium to long term, this could narrow Chembur’s valuation gap with established premium suburbs, making it increasingly attractive to investors,” the spokesperson said.

Connectivity remains a major factor behind the suburb’s growth outlook. Chembur Metro Station on Metro Line 2B is located near Chembur railway station and the V N Purav Marg Monorail station, creating interchange possibilities between metro, suburban rail and monorail services.

Road infrastructure has also improved following completion of the final 1.4-km stretch of SCLR Phase 2, strengthening links towards Bandra-Kurla Complex and the Western Express Highway. Upcoming projects such as the Elevated Eastern Freeway Extension and Goregaon-Mulund Link Road are also expected to improve regional connectivity.

“Infrastructure led appreciation is rarely driven by one project; it is the cumulative improvement in accessibility that reshapes a micro market. Chembur’s advantage is its established base. As transport connectivity improves alongside redevelopment and quality residential projects, the suburb has the potential to evolve from an established residential location into a strategic urban node,” a real estate industry expert said.

Meanwhile, redevelopment and new residential projects are adding fresh housing options. JLL data cited in the report indicates that the Eastern Suburbs accounted for 13.2% of Mumbai’s residential sales in Q1 2026, highlighting continued demand in the region.
