Hrithik Roshan’s Goregaon Office Leased For Rs 4.84 Crore Over Five Years

Bollywood actor Hrithik Roshan has leased a 2,727 sq ft office space in Goregaon East, Mumbai, to QuantumX Global Private Limited for five years at a total rent of approximately Rs 4.84 crore, according to property registration documents accessed by CRE Matrix.

The commercial premises are located on the 14th floor of the E-Wing at Lotus Corporate Park, within the Graham Firth Steel Compound in Goregaon East. The five-year lease agreement was registered on August 31, 2026, with the tenancy commencing on September 5, 2026.

The 60-month agreement specifies a 5% annual increase in rent. Starting from a monthly rent of Rs 7.30 lakh, the rental payment is expected to rise to around Rs 7.67 lakh in the second year, Rs 8.05 lakh in the third, Rs 8.45 lakh in the fourth and Rs 8.87 lakh in the fifth year.

With the annual escalation applied as specified in the agreement, the total rental outgo over the five-year term is estimated at Rs 4.84 crore. Hrithik Roshan and QuantumX Global Private Limited could not be reached for comment.

Roshan Family’s Mumbai Property Activity

The latest transaction comes amid a series of commercial and residential property deals involving the Roshan family.

In August 2026, Hrithik Roshan reportedly leased nearly 6,000 sq ft of office space in Andheri West to Clearsynth Labs Limited for five years at a starting monthly rent of Rs 17 lakh. The premises comprise seven office units at Lotus Nilkamal Business Park on New Link Road and include seven parking spaces. The tenant also paid a security deposit of Rs 68 lakh.

Earlier, Hrithik’s parents, filmmaker Rakesh Roshan and Pramila Roshan, leased their apartment in Mumbai’s Juhu-Vile Parle Development Scheme for three years. The property is located on the second floor of Hiralaya Building on N.S. Road, and the lease is expected to generate around Rs 1.89 crore in rental income over the agreement period.

The Roshan family has remained active in Mumbai’s property market. In November 2025, Hrithik Roshan, HRX Digitech LLP and Filmkunj (Bombay) Pvt Ltd together acquired 10 office units in Andheri West for Rs 28 crore.

During the same month, Rakesh Roshan and his wife Pramila Roshan purchased five commercial office units in Andheri for Rs 19.68 crore. Hrithik’s sister, Sunaina Rakesh Roshan, also acquired two commercial units in Andheri East for Rs 6.42 crore.

In January 2026, Rakesh Roshan sold a 1.09-hectare plot in Pune district for Rs 15 crore, according to property registration records accessed by CRE Matrix.
