Singer Kailash Kher has sold a 2,619 sq. ft. office unit in Mumbai’s Bandra-Kurla Complex (BKC) for Rs 10.75 crore, completing the transaction less than a year after acquiring the commercial property.
According to property registration documents accessed by CRE Matrix, the sale was registered on September 9, 2026, with Lakewater Retail Private Limited purchasing the office.
The commercial unit is situated on the seventh floor of Trade Centre, Building No. 18, opposite the MTNL Building in Bandra East. The transaction also includes one car parking space.
Property Sold After 10 Months
Kher had purchased the office for Rs 10.5 crore in November 2025. Its subsequent sale at ₹10.75 crore represents a difference of Rs 25 lakh, or approximately 2.4% in terms of the stated transaction value.
However, the difference does not represent the seller’s net gain, as associated expenses such as stamp duty, registration charges, taxes and other transaction-related costs are not included in the calculation.
The latest transaction underlines continued demand for commercial property in BKC, one of Mumbai’s most established business districts and a key location for financial institutions, corporates and premium office developments.
Sale Price Exceeds Rs 41,000 Per Sq. Ft.
The Rs 10.75-crore sale consideration for the 2,619 sq ft office translates to approximately Rs 41,050 per sq ft of carpet area.
The purchaser also paid Rs 64.5 lakh as stamp duty, equivalent to around 6% of the transaction value, according to the registration documents.
For Kher, the deal marks the monetisation of a premium commercial asset following a relatively short holding period.
The transaction also highlights the pricing commanded by office properties in established commercial districts such as BKC, where limited availability of prime business space and continued corporate demand support premium valuations.
Kher’s Mumbai Property Holdings
Kher has previously made headlines for his residential property holdings in Mumbai. In September 2009, had reported that the singer acquired a three-storey bungalow of approximately 6,000 sq ft in Juhu, a few months before his wedding earlier that year.
The latest BKC sale adds another notable commercial property transaction to his Mumbai real estate portfolio.
While the Rs 25-lakh difference between the purchase and sale prices represents a modest increase over the holding period, the deal demonstrates the liquidity available for premium commercial assets in BKC.
The transaction comes amid continued activity in Mumbai’s office market, where well-located commercial properties in established business districts remain attractive to both corporate occupiers and investors.
