Sayaji Realty has taken up the redevelopment of Prabhavati Niwas on Park Road in Vile Parle East, with plans for a boutique residential project featuring 15 three-bedroom homes.
The proposed development will comprise a G+8-storey tower, with two residences on each floor. The apartments are planned to offer carpet areas ranging from approximately 1,066 sq. ft. to 1,326 sq. ft., positioning the project in the premium residential segment.
Designed as a limited-inventory development, the project will focus on larger homes, privacy and spacious interiors. Planned features include 12.75-foot ceiling heights, large bedrooms and expansive balconies, along with amenities such as a gym, landscaped areas and sit-outs.
Project Set for Launch
The Development Agreement for the redevelopment was signed in April 2026, while the project has received its Intimation of Disapproval (IOD).
Sayaji Realty has applied for the Commencement Certificate (CC), which is currently awaited. Construction is expected to begin in September 2026, with the developer planning to launch the project for sale in October. Possession is targeted for June 2028.
Zuber Dhanani, managing director, Sayaji Realty, said the company’s approach to luxury residential development was increasingly centred on space, privacy and the quality of everyday living. He said the project’s limited format, larger residences and location on Park Road were intended to create a differentiated residential development while retaining the character of the established neighbourhood.
Location Adds to Project Appeal
The Park Road location offers connectivity to the Western Express Highway, Mumbai’s suburban railway network and key arterial roads. Vile Parle East also benefits from established schools, hospitals, retail outlets and hospitality facilities.
Its proximity to Mumbai airport further strengthens access to the city’s commercial and transportation network, making the neighbourhood attractive to both established residents and business families.
Sayaji Realty said the project is particularly aimed at families and business communities with longstanding links to Vile Parle, including sections of Mumbai’s Gujarati business community.
Part of Wider Redevelopment Strategy
The project forms part of Sayaji Realty’s broader expansion through redevelopment in established Mumbai neighbourhoods, where large new land parcels are increasingly difficult to secure.
The developer currently has a redevelopment pipeline spanning approximately 32,000 sq m of land, with potential development of around 20 lakh sq ft.
The company said it continues to evaluate redevelopment opportunities based on factors such as location, connectivity, development feasibility and market potential.
The Vile Parle East project adds to Sayaji Realty’s portfolio of premium residential developments and expands its presence in Mumbai’s western suburbs. With limited inventory and relatively large residences, the project is positioned to target buyers seeking space and privacy within an established suburban neighbourhood.
The development also reflects the wider trend of redevelopment becoming a key avenue for premium residential supply in Mumbai’s mature micro-markets, where land availability remains constrained but demand for upgraded housing continues.
