The Mankhurd toll plaza, which has remained unused since toll collection ended, is set to undergo a major transformation with the Mumbai civic body planning a Rs 2,000-crore transport and commercial complex at the site.
The proposed 30-storey development will combine a large parking facility with a shopping centre, hotel, offices and other commercial spaces. The project design is currently nearing completion, while the tendering process is expected to conclude within the next five to six months.
The project is being planned primarily to provide parking and transport facilities for vehicles entering Mumbai from different parts of Maharashtra and the wider Mumbai Metropolitan Region (MMR). The Brihanmumbai Municipal Corporation (BMC) expects the facility to help reduce vehicular congestion within the city by allowing vehicles, particularly buses, to be accommodated closer to Mumbai’s entry point.
Parking for 350 Buses and 1,300 Cars
The proposed facility will have space for approximately 350 buses and between 1,200 and 1,300 cars. Alongside parking infrastructure, the complex will include private offices, commercial establishments, a star hotel, accommodation facilities and a food plaza.
These commercial components are expected to be offered on a lease basis, creating a recurring source of revenue for the civic authority.
The BMC is developing the project under a Public-Private Partnership (PPP) model, with completion targeted within around three and a half years.
Former Toll Sites Being Reused
The Mankhurd and Dahisar toll plazas, once important revenue-generating locations for the municipal corporation, have remained closed since 2017. The civic administration is now seeking to put the sites to productive use through transport and commercial developments.
An inter-state parking hub is already being developed at the Dahisar toll plaza, while Mankhurd is being considered for a larger mixed-use facility.
Civic Body Reviews Project Plan
Additional Commissioner (City) Prajakta Verma-Lawangare recently inspected the proposed multi-purpose transport and commercial centre at Mankhurd.
During the inspection, discussions covered the project’s planning, financial structure, technical feasibility and future development requirements. The official directed project teams to incorporate the observations and recommendations made during the site visit into the proposed plan.
The Mankhurd development is intended to combine transport infrastructure with commercial activity, potentially creating a new entry-point facility for Mumbai while generating long-term revenue for the civic body.
With the design moving towards finalisation and the tender process expected shortly, the project is set to become one of the BMC’s larger planned transport-and-commercial developments at a former toll location.
