The long-awaited redevelopment of Kamathipura in South Mumbai has moved closer to implementation with the signing of an agreement covering the transformation of the historic neighbourhood. The project spans around 34 acres and is expected to move into construction around Diwali.
The area, established in the late 18th century during the British colonial period, was initially associated with construction workers known as ‘kamathis’. Over the decades, Kamathipura evolved into a residential and commercial neighbourhood and became known for its association with the sex trade. Today, much of the precinct consists of ageing chawls and narrow lanes.
34 Acres to Be Redeveloped
The cluster project covers 475 cessed and 249 non-cessed buildings spread across Lanes 1 to 15. The area also includes 14 religious structures and two civic schools.
Around 800 landlords and 8,001 residents and tenants are covered by the redevelopment proposal. This includes approximately 6,625 residential occupants and 1,376 commercial tenants.
The project is being undertaken under Regulation 33(9) of DCPR 2034, with MHADA designated as the nodal agency and Special Planning Authority.
Tenders for the project were invited in June last year, while a consortium of developers was appointed on April 6. A project feasibility committee has subsequently been established to assess eligibility and work towards obtaining the required consent from residents and landowners.
New Housing and Public Amenities Planned
The redevelopment is expected to create around 44,000 sq m of housing stock for MHADA, with approximately 900 additional homes proposed as part of the project.
Eligible residential tenants are expected to receive 500-sq-ft flats in the redeveloped buildings.
Beyond housing, the new precinct is planned to include commercial establishments, public amenities, recreational areas, green spaces, internal roads and transport facilities. Modern civic infrastructure is also proposed as part of the cluster redevelopment.
A New Urban Layout for Kamathipura
The agreement marks a significant stage in efforts to replace Kamathipura’s ageing building stock with a planned urban development.
For residents, the redevelopment is expected to bring new housing and upgraded infrastructure while retaining the neighbourhood’s existing community base. For the wider city, the 34-acre project represents a major redevelopment of centrally located land in South Mumbai.
As the project progresses towards construction, the immediate focus will be on completing eligibility assessments, securing necessary consents and finalising implementation arrangements before work begins.
The redevelopment is set to reshape Kamathipura’s physical landscape, replacing its ageing structures with a combination of new homes, commercial spaces, public facilities and improved urban infrastructure.
